Before You Move In

  • Referencing Fee:
    Individual tenant referencing fees cover the following checks for each tenant: Employer reference, Affordability, Credit history, Right to rent and Landlord check. A fee of £275.00 inc VAT is payable for the first tenant and each additional tenant is charged at a fee of £60.00 inc VAT.
  • Guarantor Fee *:
    £60.00 inc VAT covering credit referencing and preparing a Deed of Guarantee as part of the Tenancy Agreement (* where applicable)
  • Inventory Fee:
    Inventory Fees are payable by the tenants upfront for the check in and check out. Please click here to see our inventory fees
  • Security/Dilapidation Deposit:
    A six week dilapidation deposit is requested from tenants in order to cover any damages caused by tenants during their tenancy. The deposit is insured with the Tenancy Deposit Scheme (membership number G08071). An example of this is as follows:
    Rental £300pw x 6 weeks = £1800.00
  • Pet Deposit Fee:
    We do not charge a pet deposit fee, however we do request an 8 week dilapidation deposit if a pet is to move into a property and we also ask tenants to fill and sign a pet addendum.
  • Tenancy Agreement:
    Procuring the initial tenancy agreement is included in the reference fee so tenants do not need to pay an additional cost. Skampi do not charge any fees upon renewals.
  • Rental payment:
    Rental is payable on a monthly, quarterly or six monthly basis which is dependent upon the results generated from tenants reference reports. Rental is calculated as follows:
    Monthly rental : weekly rent x 52 weeks ÷ 12 months = monthly rental figure
    Quarterly rental : weekly rental x 52 weeks ÷ 12 months x 3 months = quarterly rental figure payment
    Six monthly rental : weekly rental x 52 weeks ÷ 12 months x 6 months = six monthly rental

Penalty Charges To be Noted

  1. LATE PAYMENTS:
    In the event the rental payment is more than 7 days late, there will be a charge of £60.00 inc VAT and £30.00 inc VAT for each week until the full amount including the charges are settled.
  2. LAST MONTHS RENT:
    The last month’s rental is NOT to be deducted from the dilapidations deposit paid by the tenants. The rental will be paid as normal up to the check out point.
  3. RENTAL PAYMENT METHOD:
    The monthly rental MUST be paid from ONE account only via standing order each month to the SKAMPI client account. Should the standing order not be arrange in time for the first payment to be received from one account only, there will be a charge of £36.00 inc VAT.

    The standing order reference should state the property address followed by ‘monthly rental’
  4. COUNCIL TAX:
    The council must be informed of ALL the tenants moved into the property. This must be done within 14 days and proof must be provided to Skampi that this has been done. Proof can be accepted in the form of an e-mail or letter of registration from the council. Please note there will be a charge of £60.00 inc VAT should the council not be advised within the time given.
  5. CHECK IN/CHECK OUT:
    In the event that the tenants are late attending the check in, there will be a charge of £90.00 inc VAT to reschedule.
    In the event that the tenants are not prepared in time for the check out, there will be a charge of £90.00 inc VAT to reschedule.
  6. ACCESS DURING THE TENANCY:
    Should the Agent/Landlord request access for inspections, repairs, viewings or any other reason in accordance to the tenancy agreement, the tenants will be given a minimum notice of 24 hours and the tenants must allow access within the working hours. Should the tenants not be home when previously agreed for the scheduled appointment and Skampi are not notified within 24 hours there is a £114.00 inc VAT call out charge liable to tenants.
  7. AMENDMENTS:
    A fee of £60.00 inc VAT will need to be paid should the tenants require any alternations to the originals tenancy agreement. This covers amendments to names, dates and break clauses which differ from the original contract.
  8. ACCESS DURING TENANCY – SALES
    Should the landlord decide to sell the property the agent is required to provide tenants with 24 hours notice before entering the apartment. Tenants are required to grant access for viewings, surveys and valuations. In the event the tenant is not home the office set of keys will be used.
  9. CLEANING:
    The property must be professionally cleaned before the check out. We would advise our tenants to keep the receipts from the cleaning company in the event the clean is not completed to standard.
  10. DRAIN BLOCKAGES:
    Blockages caused by food or any other personal items will be the responsibility of the tenants and any costs incurred due to this reason will be settled by the tenants. Tenants are also responsible for costs for maintenance should the issue be diagnosed down to tenant’s negligence.
  11. LIGHT-BULBS:
    Tenants are responsible to replace defective light bulbs throughout the duration of their tenancy. Costs will be settled by tenants if these bulbs have not been replaced upon check out.
  12. SMOKE ALARMS AND CARBON MONOXIDE ALARMS:
    Tenants are liable to replace smoke alarm and carbon monoxide batteries should they become defective during the duration of their tenancy. Should these not be working upon check out, tenants are liable to cover the costs of replacements. The cost start from £114.00 inc VAT for a battery operated alarm and £162.00 inc VAT for a hardwired electrical alarm. Please note these costs include parts and labour charge.
  13. DEPOSIT REFUNDS:
    Deposits are only returned in the form of a cheque payment. The deposit will be split between the numbers of tenants listed on this document.
  14. RENEWALS:
    The Renewed tenancy will be sent before the expiry of the current agreement. Any rental increases will be discussed and agreed two month prior to the expiration of the tenancy. Should the tenants circumstances change during the period of signing the new contract, the tenants are still obligated to give two months notice even if this exceeds the expiry date of the current tenancy.
  15. TENANCY AGREEMENT:
    Should tenants request a copy of their contract despite being provided one upon sign up there is an additional charge of £42.00.
  16. VACATING OUTSIDE OF THE TERMS OF THE TENANCY AGREEMENT:
    Should all of the tenants breach the contract by requesting to vacate the property outside the terms stated and agreed in the tenancy agreement, the tenants responsible will have to pay a fee should the landlord be in agreement of the breach. This fee is NOT to be paid from the dilapidations deposit and is based upon the Let/Management fee being charge to them by Skampi. The fee and the remaining rental will have to be paid in advance before the early check out can be agreed and organised.
    In this instance, Skampi also reserve the right to have the property professionally cleaned and deduct the cost from the dilapidations deposit should the tenants not clean the property to satisfaction.
